AEA HERS Testing, NE

The Home Energy Rating System (or HERS) Index is a nationally accredited energy efficiency scoring system for homes, created by RESNET. The HERS Index Score is a home's energy rating, somewhat like a "miles per gallon" for your home!

American Energy Advisors cut our teeth on energy efficiency testing like this.

To calculate a home's HERS Index Score, a certified RESNET Home Energy Rater will do a home energy rating and compare the data against a "reference home," which is a modeled home of the same size and shape as the actual home. This way, the HERS Index Score is always relative to your house.

The Lower the Number, the More Energy Efficient the Home

The U.S. Department of Energy has determined that a typical resale home scores 130 on the HERS Index, while a standard new home is rated at 100. A home with a HERS Index Score of 70 is 30% more energy efficient than a standard new home.

Benefits of HERS Testing Services for Nebraska Builders

Give homebuyers a strong reason to purchase your homes by offering HERS testing. There are several reasons why a HERS tested and certified house is a better house:

A More Accurate Cost of Home Ownership

Many prospective buyers who are considering a home purchase will look primarily at prices and mortgage options when considering the financial cost of the home. What they don't take into account, however, are the energy costs. Consumers can compare homes based on their HERS Index Scores in order to make an informed decision before deciding to buy.

Higher Home Resale Value

There is real proof that energy efficient homes are worth more and have higher resale values than their counterparts. A study conducted by Portland, Oregon-based Earth Advantage Institute found that newly built homes that were certified as energy efficient sold, on average, for 8% more than non-certified homes. Not only that, but certified existing homes sold for up to 30% more than their non-certified counterparts.

Another study found that mortgage default risks were an average of 32% lower on homes certified as energy efficient. In order to be deemed energy efficient, a home must first be energy rated.

Improve Home Comfort & Reduce Energy Bills

Two things that affect homeowners directly are home comfort levels and energy bills. A drafty home that is too cold in winter and too hot in summer will also suffer from high energy bills. When you purchase a HERS rated home, you know it has been tested by a Certified Home Energy Rater.
